What it is

A management system standard for accommodation establishments. It sets requirements across environmental impact, social conditions and economic contribution, and unlike generic standards it names what the sector actually has to control.

Who issues it

The property is certified, not rated or scored. An accredited certification body audits it and issues the certificate; SIS certifies and does not write the procedures it later audits.

Validity

Three-year certificate with annual surveillance audits, usually scheduled to catch the property in a representative occupancy period.

Who gets asked for it

Hotels, resorts, lodges, campsites and serviced apartments, particularly those selling through tour operators, OTAs or corporate travel programmes.

How is ISO 21401 different from ISO 14001?
ISO 14001 is generic and applies to any organisation; it asks you to identify your own environmental aspects. ISO 21401 is written for accommodation and names the subject matter directly, including social requirements such as labour conditions and child protection and economic ones such as local sourcing, which ISO 14001 does not address at all. Many properties hold both.
Can a group certify all properties under one certificate?
Where properties share a management system, ownership and central procedures, multi-site certification with sampling is possible, and the audit programme covers head office plus a sample of properties each year. Franchised properties operated by different companies usually need their own scope, because the group does not control day-to-day operation.
Do we need to be a luxury or eco property?
No. The standard sets requirements for management, not for a category of property. A mid-market city hotel and a remote lodge both certify, and the objectives that come out of the process are different because the impacts are different. What the auditor tests is whether you know your impacts and control them, not how much you spent.
What does the auditor actually check on site?
Meter and invoice data against your reported consumption per guest night, waste weights and carrier documentation, chemical storage and dosing, contracts and pay records for outsourced housekeeping, child protection training records for front desk and security, purchasing records for local sourcing claims, and how guest and community complaints were handled.
Does certification get us onto sustainability listings on booking platforms?
Platforms and operators maintain their own recognition lists and each decides what it accepts, so we cannot promise a specific badge. What certification gives you is an accredited third-party assessment against a published sector standard, which is the thing those schemes assess against a self-declared claim. Check the specific programme’s criteria before assuming acceptance.
How long does the first certification take?
For a single property with reasonable records, six to twelve weeks from application through Stage 1 and Stage 2 to certificate. The delay is almost never the audit; it is the property assembling twelve months of consumption data, tracing outsourced labour contracts and putting training records in order before Stage 2.
